When selecting a secretary to manage your up-and-coming body corporate or your existing body corporate – there are a few things you need to know:
New Developments
Body Corporate Specialists Ltd does not charge for the setting up of a body corporate – (including provisions of initial Section 36 Certificates).
We complete all aspects relating to the initial set up of the body corporate in conjunction with the developer’s solicitor; and subsequent registration of the body corporate rules. We require a unanimous resolution to be signed off before any changes to the rules are lodged. (This is in accordance with the Unit Titles Act 1972).
When we first meet with you, we will need to see plans for any development(s) so we can discuss your requirements and the likely rules which will govern the completed body corporate. We will also go over the budget during this initial consultation with approval from the developer (or developer’s agent).
Fees are thereafter charged to the owners once the units become occupied. If this is done on a gradual basis, the levies/insurance payments are calculated on a graduated scale throughout the year.
Existing Developments
If you would like us to manage your body corporate and the management committee has approved Body Corporate Specialists Ltd to act as secretary, an AGM (Annual General Meeting) or special EGM (Extraordinary General Meeting) can then be scheduled to meet with the owners, collect relevant documentation and plan the direction for any changes to rectify any previous problems and/or improve the management of the complex.
NOTE: The process of appointing a new secretary can vary between developments. Body Corporate Specialists Ltd will consult with the current management committee to establish an appropriate procedure specific to the rules governing the body corporate in question.
