When selecting a secretary to manage your up-and-coming body corporate or your existing body corporate - there are a few things you need to know:
New Developments
Body Corporate Specialists Ltd does not charge for the setting up of a body corporate - (including provisions of initial pre settlement disclosure statements).
We complete all aspects relating to the initial set up of the body corporate in conjunction with the developer’s solicitor; and subsequent registration of the body corporate operational rules.
When we first meet with you, we will need to see plans for any development(s) so we can discuss your requirements and the likely rules which will govern the completed body corporate. We will also cover budget planning for the body corporate during this initial consultation.
Fees are thereafter charged to the owners once the units become occupied. If this is done on a gradual basis, the levies/insurance payments are calculated on a graduated scale throughout the year.
We can assist the developer when the time comes to prepare the handover disclosure statement in accordance with the Unit Titles Act 2010.
Existing Developments
We are happy to meet with the body corporate committee at any time to discuss our services, and how we may be able to assist. There is no charge for our time and any advice provided during consultations.
If the committee or owners of the body corporate decide they would like us to manage the body corporate, we can assist in arranging an AGM (Annual General Meeting) or special EGM (Extraordinary General Meeting) to meet with the owners, collect relevant documentation and plan the direction for any changes to rectify any previous problems and/or improve the management of the complex.
NOTE: The process of appointing a new secretary can vary between developments. Body Corporate Specialists Ltd will consult with the current body corporate committee to establish an appropriate procedure to suit your body corporate.
