Day-to-day administration
- Operate an interest-bearing bank account for the body corporate.
- Maintain a Register of Proprietors.
- Manage payment of body corporate expenses.
- Arrange maintenance of common property – regular contracts and one-off contracts.
- Liaise with third parties on behalf of the body corporate.
- Liaise with committee about general business.
- Assist committee to enforce compliance of body corporate rules.
- Conflict resolution (assist in resolving conflict between body corporate owners and residents).
Annually (or as required)
- Manage collection of levies (and debt) from owners.
- Prepare annual financial accounts.
- Prepare annual budgets prior to the AGM (Annual General Meeting).
- Organise, convene and prepare minutes for meetings.
- Arrange annual Reinstatement Valuation Certificate and insurance valuation.
- Co-ordinate audit of financial statements as required.
- Operate sinking fund for future major common area maintenance.
Other
- Set up and registration of new bodies corporate.
- Prepare “Section 36” Certificate on sale of a unit(s).
